How to Promote an Open House on Social Media (Posts, Stories, Captions)

A simple seven-day plan to fill your next open house using Instagram and Facebook posts, Stories, Reels and captions you can copy.

How to Promote an Open House on Social Media (Posts, Stories, Captions)

An open house is only as good as the people who walk through the door. Social media is the cheapest way to fill it, if you start early and give people several reasons to show up. Here is a seven-day plan that works for most listings.

The seven-day open house plan

Day 7: Announce it

Post a carousel with the hero photo, the date and time, and three highlights of the home. Pin it to the top of your profile until the event. Use a dedicated open house template so the date and address are impossible to miss.

Day 5: Show the best room

Post a short Reel walking through the kitchen or living area. End with “See it in person on Saturday.”

Day 4: Talk about the neighborhood

A carousel or Story series about what is nearby: coffee, parks, schools, commute. People buy the location as much as the house.

Day 3: Run a poll

Use a Story poll: “Would you rather have this backyard or a bigger kitchen?” Polls get people engaging, and engagement helps your other posts reach them.

Day 2: Reminder with a countdown

Add an Instagram countdown sticker so followers can tap to get a reminder when the open house starts.

Day 1: Final reminder

Short post or Story: “Tomorrow 1 to 4 PM.” Include the address and parking info.

Open house day

Go live for a few minutes or post Stories from the home: fresh flowers, open windows, the light coming in. Then post a thank-you recap the next day.

Open house and listing templates

Open house caption templates

Open house this [day], [time] at [address]. [Beds] beds, [baths] baths and the [standout feature] you have to see in person. Bring a friend, the coffee’s on me.

Thinking about [neighborhood]? Come walk through [address] this weekend. No appointment needed. I’ll be there from [time] to answer every question.

Thank you to everyone who stopped by [address] yesterday. [Number] visitors and a lot of love for the [feature]. Missed it? DM me “SHOWING” to book a private tour.

Facebook tips

  • Create a Facebook event and share it to your page and relevant local groups (check group rules first).
  • Boost the announcement to people near the property for a few days before the event. Housing ads follow Meta’s special category rules, so targeting is limited to location.
  • Answer every comment quickly. Questions under open house posts are warm leads.

Do not forget the follow-up

Collect sign-ins (digital forms are easiest) and follow up within 24 hours. Then keep the momentum going with an under contract post and, after closing, a just sold post that turns the sale into new leads.
