AI photo tools can make a dark, empty listing look warm and lived-in in minutes. They can also get agents into trouble if edits misrepresent the property. Here is how to use AI on listing photos in a way that helps buyers instead of misleading them.
The golden rule
Improve how the photo looks, never what the property is. Brightening, straightening and decluttering are presentation. Removing a power line, hiding water damage or adding a view that does not exist is misrepresentation. When in doubt, check your MLS rules and your broker’s policy, and disclose.
Usually fine (with disclosure where required)
- Exposure and color correction: brightening dark rooms, fixing white balance.
- Straightening verticals: correcting lens distortion.
- Sky replacement: swapping a gray sky for a blue one (many MLSs require disclosure).
- Decluttering: removing the seller’s personal items, cords and clutter.
- Virtual staging: adding furniture to empty rooms, labeled “virtually staged” and ideally shown next to the empty original.
Not okay
- Removing permanent features: power lines, cell towers, neighboring buildings, cracks, stains.
- Changing finishes that are not there (new floors, new countertops) without labeling the image as a concept.
- Adding views, pools, landscaping or rooms that do not exist.
- Changing the size or shape of a room.
Prompts that work
Tools like ChatGPT’s image editor and Google Gemini let you upload a photo and describe the change. Be specific about what must not change.
Stage this empty living room in a warm modern style. Keep the walls, windows, flooring and camera angle exactly the same. Add a sofa, coffee table, rug and two pieces of wall art. Photorealistic, natural light, no people.
Brighten this kitchen photo naturally. Keep every object, finish and fixture unchanged. Straighten the vertical lines.
Replace the gray sky in this exterior photo with a soft blue sky with light clouds. Keep the house, trees and driveway exactly the same and match the lighting on the facade.

How to disclose
- Add “Virtually staged” as a small label on the image itself.
- Mention it in the listing remarks and your caption.
- Include the unstaged original in the photo set so buyers know what to expect.
Beyond listing photos
AI is also great for marketing visuals that are clearly not listing photos: lifestyle scenes, neighborhood concept art, seasonal backgrounds for your posts. Our guide to AI image prompts for social media covers that side. And for how this all fits your marketing, read the real estate social media guide.
